So, your home is in need of some repairs. Nothing too dramatic, you would really like to install impact resistant windows, perhaps a new energy efficient air conditioner or maybe you’re tired of dealing with the periodic leaks when the driving rain exploits your 30+ year old  roof.

The problem, perhaps you’re on a fixed income or your credit score hasn’t recuperated from the economic downturn. But the person ready do the work on your home tells you not to worry. The PACE program will provide you with the funds you need and your credit history will have less weight than your payment history and home equity as opposed to going to your local bank to obtain a home improvement loan.

So what is PACE and how can you be sure you are using the program effectively?

PACE stands for Property Assessed Clean Energy (PACE) and it provides qualified property owners in subscribed communities (including most of the Palm Beach County communities) with a vehicle to finance energy efficiency, renewable energy and wind-hardening improvements through a long-term property assessment.

Still, the new budget isn’t a complete victory for the thousands of seniors, disabled, and low- and moderate-income residents who benefit from the Homestead program. Treasury officials also confirmed that other fine print in the final version of the fiscal year 2019 spending plan will continue to keep a lid on the size of the credits to prevent them from keeping pace with rising bills.

In all, more than 600,000 New Jersey homeowners benefit each year from the Homestead program, which provides property-tax relief credits and rebates to take some of the sting out of the state’s notoriously high property-tax bills. Until this year, Homestead credits — which are typically provided as a direct credit on property-tax bills due by May 1 — averaged $515 for senior citizens and disabled homeowners making up to $150,000 annually, and $401 for middle- and low-income homeowners making up to $75,000 annually.

How do I get the New Home Owners Tax Credit? Do you ever have to pay it back?

I am a new home owner and I purchased my home in april of 2008. I already filed my 2008 tax return. Can I still get the New home owners credit for this year or do i have to wait till I file for next year? How would I go about doing that if I can?

When did you close?

If you closed before 4/9/08, there is no credit available.

If you closed after 4/8/08, there is a $7500 first time homebuyer's credit.
